Homes NSW MMC Showcase – The Future of Housing

The Modern Methods of Construction (MMC) Showcase, jointly delivered by Homes NSW and Building 4.0 CRC, was officially launched in Sydney on 5 September 2025. The initiative demonstrates how MMC can provide high-quality, scalable and sustainable housing more quickly and cost-effectively, with a strong focus on social and affordable housing.

At the heart of the Showcase is a two-bedroom demonstration apartment built using a ‘Kit of Parts’ approach, where 80% of components are manufactured offsite and 20% are tailored onsite. This model highlights how flexible, repeatable systems can support real-world housing needs.

Opening with a Welcome to Country by Yvonne Weldon AM, Building 4.0 CRC CEO Prof. Mathew Aitchison welcomed special guests:

  • Hon. Dr Andrew Charlton MP, Federal Assistant Minister for Science, Technology and the Digital Economy
  • Hon. Rose Jackson MLC, NSW Minister for Housing, Minister for Homelessness, Minister for Mental Health, Minister for Youth, Minister for Water
  • Michael Wheatley, Homes NSW.

The event’s speakers highlighted several key themes and action points shaping the future of building and housing in Australia:

  • Australia faces 2 interrelated challenges – low productivity and a housing shortage. Addressing the lack of productivity in our building sector – through research and innovation – is key to providing the housing we need.
  • Australia doesn’t have an ideas problem – we have an implementation problem. Offsite manufacturing for housing is not a new idea, but it currently accounts for only 3–5% of the sector.
  • The ‘Kit of Parts’ approach presented at the Showcase uses standardised parts, that can be manufactured off-site by multiple suppliers.
  • The parts are standards, but the designs are not.
  • Making MMC a reality also requires other fundamental changes to building:
    • Regulatory reform that accounts for offsite construction, and streamlines and harmonises building standards
    • Financing reform and new contract structures suited to offsite construction
    • Greater collaboration across government, industry and research to create the pipeline of work that supports offsite construction.

Thanks also to the team from ReLove who furnished and styled the demonstration apartment. This charity supports people in crisis by providing essential home furnishings, helping them rebuild their homes and lives.

Over 200 people attended the launch, with another 400+ attending the Open Day on 19 September 2025.
